A beautiful 17th Century Restored 4 Bedroomed Detached Farmhouse in the delightful hamlet of Sauvat, near to Saignes/BortLes Orgues in the Upper Dordogne Valley.

The House


An idyllic detached Auvergnat Farmhouse set in ¾ acre of land, situated in a tiny unspoilt hamlet with real character. The house is thirty metres from the village square, with its beautiful Medieval Church. Located in the hamlet is a locally renowned restaurant/auberge.

The farmhouse is surrounded by rolling countryside. The views from the garden are spectacular. Puy l'Abbé stands proud overlooking the hamlet and from the bottom of the garden you can see the Mont-Dore mountain range in the distance. The area is a renowned local beauty spot and offers unrivalled scenery.

Situated less than five minutes drive from Saignes, a small, typical French market town with its several bars and shops surrounding the village square and fountain. Two small supermarkets supply most things you might need. A doctor's surgery, dental practice, pharmacy and a bank can be found in the town. Towards the end of August, Saignes hosts its fête, with local fair, cycle race, many other activities and a firework display on the last night. The town also has its own tourist information centre, hotel/restaurant and an outdoor swimming pool complex which is supervised throughout the season.

Five minutes drive from the house in a different direction is Ydes, another town similar in size to Saignes. The magnificent scenery on the short drive to the bakery in Ydes to collect the croissants and baguettes is a great way to start any morning. Ydes also offers many other amenities.

For cycling and walking, the Auvergne region is probably one of the finest in France. The land contour is similar to the neighbouring Dordogne and the region is often described in magazines as 'The Dordogne without the English'. The house is on the local 'circuit de pedestre'. As soon as you walk out of the door you have a choice of attractive routes to follow. The surrounding area is undulating, varied and full of wild life. The area remains unspoilt by tourism.

The house, which has just been restored, was built in 1686 and was one of the original buildings in the hamlet of Sauvat.

The lounge:
Measuring 23ft x 14ft. with beamed ceiling, corner fireplace with wood-burning stove, window overlooking rear garden, door leading onto pebbled front patio area. The room is comfortably and tastefully appointed with Italian floor tiles and stenciled walls.

The kitchen/dining room:
Measuring 17ft x 15ft. with beamed ceiling, large 'walk-in' Cantou stone fireplace, typical of this region, with wood burning stove. Quarry tiled floor. Well equipped kitchen area with plenty of storage space, oven, hob and microwave. A stone 'pierrade' and fondue are available for use. The dining area comfortably seats 8 and up to 10 if necessary.

Utility room:
Accessed from the kitchen, the utility room houses an automatic washing machine and fridge.

Shower room:
Shower, sink and toilet.

Hall:
Double oak doors from the small front garden lead into the hall. Door to small wine cellar. Staircase leads to first floor accommodation.

Master Bedroom:
Large bedroom with original oak floor. One double and one single bed. Fireplace with wood burning stove. Door leads into en-suite bathroom.

Bathroom:
This can be accessed either from the master bedroom or from the landing area. It comprises white bath, toilet and sink. Italian tiled floor and walls.

Bedroom 2:
Double bed with voile drapes.

Bedroom 3:
Two single beds.

Bedroom 4:
With two bunk beds and oak floor and wall. This room has been decorated in the style of a ship's cabin.

Outside:
A door from the rear of the house leads onto a large patio area with pergola and garden furniture. Climbing vines, shrubs and roses make this a very attractive area. Outdoor lighting means you can sit on the patio during the evening and read or simply relax with a bottle or two of the local 'Saint Pourçain' and the renowned Cantal Cheese. Stone steps from the patio area lead onto the garden where you can relax in the hammock or on the sunbeds. Hazelnut, apple, pear and plum trees and many shrubs make this an ideal setting. With ¾ of an acre of garden, there is plenty of room for children to play. The logs for the wood burning stoves and the barbecue are stored in a stable attached to the house.
